We are looking at a 35' Pearson Sloop 1977. The sails look worn but otherwise this Pearson seams in good shape. Anything special we should be looking or asking the owner about? Without a dingy does anyone know the book price?

These are pretty rugged boats. I'm not aware of any areas of particlar concern. GET IT SURVEYED, including the engine (most people would shy away from a gasoline engine. ) You might check reviews that have been published by the likes of Jack Horner or in Practical Sailor.
For price points, I'd go to Yachtworld.com. P-35s were built from a1968 - 1981. There are a lot of boats listed, but few move, so the bid/ask spread might be pretty wide.
Also, as with anything "old", condition is everything, so the year is much less important than the overall condition.
Upgrades are not cheap.

Definiatly get a survey and I would also check the mast step and any visible depression near the mast step you should be able to see the base via lifting the floor boards. Also check the chain plates to verify they have not been leaking as they have plywood cores, If the boat is out of the water a moisture meter should be able to help with the see if the deck core is wet pay particular attention to any where there is a deck fitting or stancion. The P35 has no balsa core in the hull so that shouldn't be a problem for you. I would also recommend taking it for a sail if at all possible or make the sale contigent on an acceptable seatrial and survey. Hope this helps
